If you dream of moving out from the city, you need to be aware of different real-estate options available in Poland in the countryside. In this article you will quickly know what are the 5 main types and who can buy them.

1. Działka Rolna – Farm Land Plot

Działka rolna – farm land plot, only a farmer can buy it but anyone can rent it. Only a farmer can usually build on it upon the building conditions granted by gmina. You may read about it in my article here. In MPZP it is marked with R (like rolna=for agriculture use). If you are not a farmer, you will need an approval for purchase from KOWR (Krajowy Ośrodek Wsparcia Rolnictwa – National Centre of Support for Agriculture).

2. Działka Budowlana – Housing Plot

Działka budowlana – housing plot is the smallest from the 5 and the most expensive one. The price is high beacuse there are no restictions related to it: anyone can buy it, no need to be a farmer, anyone can build on it.

3. Działka Zagrodowa – Homestead Plot

Działka zagrodowa, also sometimes called działka siedliskowa (siedlisko) is a homestead plot. It is a farm land plot with a right to build a house, usually it is smaller than a farm land plot but bigger than housing plot (for example: 2 000 to 10 000 sq m). Działka zagrodowa means that there are Building Conditions (warunki zabudowy) granted by gmina. See here for more about Bulding Conditions. Anyone can build on it, depending on the Building Conditions. Sometimes when it’s not a farmer, there is a legal requirement to “un-farm” the plot (odrolnienie). You also may need an approval for purchase from KOWR (Krajowy Ośrodek Wsparcia Rolnictwa – National Centre of Support for Agriculture).

4. Gospodarstwo Rolne – A Farm

Gospodarstwo rolne means a farm, so the house in which the farmer lives with his family and the outbuildings, like barn, cowshed etc. Often it is sold with a piece of farm land attached to it, sometimes the land may be big. Only a farmer can buy it.

5. Dom Na Wsi – A House On A Housing Plot

Dom na wsi is a house on a housing plot – just like in the town/city. Although, there are no special rules or restrictions who can buy it, but it may be hard to find. Very often cheap offers are in total ruin. New ones happen either from private owners or rarely from developers (these sometimes build near the cities). It is an option when you don’t need a huge garden as usually the size of the ground is small. Nevertheless you may have a comfortable property where you can keep a few chickens for your own use, little veggie-garden and fruit-trees.
